Newly completed wells are highly coveted in the mineral-buying market. They offer both high potential royalties and predictable timelines, making them attractive investments for buyers seeking prompt and sure returns.

Often, mineral owners receive the most unsolicited offers in the period between a well's completion and their first payment. However, after a lease is established, operators are not required to inform mineral owners that a new well has been drilled. Mineral owners might only learn about a new well when they begin receiving payments (which might start anywhere between a few months to more than a year after the well is completed!).

When does a well start producing?
Once a well is completed (or "fracked" and "put online"), the operator usually will start producing the well within two months. This time is often called the "flowback" period, where the rate is slowly increased and production methods are fine-tuned by the operator. Peak production is generally seen in the first six months (but not always) before the well starts declining in rate.
