Drilling activity will increase the market value of a tract due to the increased potential for additional future royalties. A typical well will start generating royalties for a mineral owner 6 months to a year after the well is "spud" (the day the drill bit breaks ground). At this stage, significant risk is still applied to the future royalty value due uncertainty in the timing and volume of the future production.

What is a "DUC"?
A DUC is a well that has been drilled but not yet completed ("drilled uncompleted"). Sometimes the completion immediately follows the end of drilling, but sometimes an operator may choose to drill all the wells in the area then come back and complete all the wells at the same time.
